10 STEPS TO SELLING YOUR HOME
Competitive price consultation. I will conduct a thorough assessment of your home and perform a fair market evaluation. We will discuss various pricing strategies to yield a top dollar sale.
Optimize condition and presentation. I will make recommendations prioritizing cleaning, home staging, repairs, and improvements to set you up for the highest sales price. I’ll provide referrals for dependable contractors and/or stagers. I will cover the cost of a professional deep clean prior to photography.
Professional photography and videography. I will work with top notch vendors to provide high quality professional photographs and a video tour of your home which will be featured in my marketing content. I’ll also provide a 3D link so potential buyers can easily and virtually tour your property.
Market your home. I will submit your listing to the MLS servicing the Portland Metro area, reaching several thousands of licensed agents who can access the details of the property and present the information to buyers in their network. Your listing will be syndicated to major websites including Realtor.com, Redfin and Zillow, ensuring maximum visibility for potential buyers. I will utilize social media sites, email and direct mail campaigns to ensure maximum exposure of your home to targeted potential buyers. I will also market your listing offline to my extensive network of agent partners in the community.
Sign. A “For Sale” sign will be placed on the property.
Lock box. I will place a lock box on your property to increase showing opportunities and provide you with the security of knowing who has shown your home and when. Only qualified buyers represented by licensed agents will have access, and, as seller, you control when showing appointments are available.
Public open houses. At your discretion, I will advertise your open house to thousands of Realtors, as well as the public, and my database of clients and referral partners. Open houses are generally held on Saturdays and Sundays during peak buyer availability times.
Seller net sheet. I will prepare an estimate of your net proceeds after expenses (including closing costs) on the sale of your home.
Strong communication. After home showings, I will solicit feedback and forward responses promptly. We will meet periodically to review market conditions and adjust our marketing strategy as needed. I will present all offers received, qualify prospective buyers and research their lender to increase the likelihood of a successful transaction. We will review and discuss each offer, paying close attention to the terms. Often the highest price won’t net sellers the most money depending on the other terms. We will counter if applicable. Once you have accepted an offer, I will negotiate and structure the sale from start to finish, fiercely advocating for your best interests every step of the way.
Transaction management. I will manage all the details of your sale on a daily basis to ensure your transaction closes in a timely fashion and with as little stress as possible. In addition to ensuring all contractual obligations are met, I’ll help you navigate your legal obligations and negotiate contractual terms including price, repairs and closing date. I work closely with the buyer’s agent and lender to ensure the buyer’s contractual obligations are met and the sale closes in a timely manner.
